Payne & Maryland Small Home Community

St. Paul, MN

Between Single Family Housing and Multi-family Blocks is another typology: Pocket Neighborhoods. The Payne+Maryland Project was a collaboration coordinated by the East Side Neighborhood Development Corporation.

In a partnership with the City of Saint Paul to promote new design visions and evaluate current zoning shortcomings, the development team (consisting of Alchemy + others) used small footprints of 450-900 SF to create houses linked by separate yards and decks. See “Payne and Maryland: Vision for a Pocket Neighborhood”.

Common use features included cooking and entertaining areas. Priorities around walkability, visibility, and engaging neighbors rounded out the idea for this ‘neighborhood within a neighborhood’.
